Home Buying Process and Buyer Representation

The Home buying process can seem daunting, but not when you are represented by Sheila.  She will guide you through each step of the process.  Below is an example of the steps you may encounter when purchasing your next home:
  • Make a decision to purchase a home
  • Contact your real estate agent (Sheila)
  • Contact your mortgage broker (or ask for recommendations from Sheila)
  • Complete mortgage application and get pre-approval
  • Search for properties in your desired area, with your parameters (#bed, #bath, etc...) within your price range through our property engine search on the home page
  • Save properties of interest, and write the FMLS #’s down.  Dialog back and forth with Sheila to narrow down the properties you would like to see in person
  • Visit selected properties
  • Narrow down and isolate the favorites, then get pertinent information on each property (tax records, days on market information, etc...)
  • Make the offer
  • Negotiate
  • Contract acceptance is made when both buyer and seller sign off on the contract.
  • Get to work removing all contingencies including (but not limited to home inspections, financing, appraisal)
  • Select a closing attorney if not already specified in the contract
  • Remove all contingencies in writing
  • Select a closing date and time with the attorney
  • Retrieve all important numbers for the property such as utility companies, phone, cable, trash pickup, landscapers.
  • Contact utility companies
  • Pre-closing inspection
  • Closing (Bring drivers license and certified funds)
  • MOVING DAY!
